Operation Brotherly Love, Philadelphia, December 18, 2010 - A Wrap Up

Operation Brotherly Love took place at the Urban Outfitters Headquarters at the Navy Shipyard in Philadelphia on Saturday, December 18, 2010.  It was a truly magical day that brought 200 needy families together with 500 volunteers to make a lasting impression of brotherly love on all who participated.

Montgomery County PA Road and Bridge Closures - Update

There is some good news for the residents of Montgomery County especially those commuting to/from Merck's West Point facility.

COMPLETE AND OPEN:

Sumneytown Pike between Allentown Road and Church Rd/West Point Pike is now reopen and expanded to four lanes.  The overhead modifications to the freight rail line are complete.

The Allentown Road and Orvilla Road realignment is now complete and the four-way intersection is open to all traffic.  Some minor finishing work is needed but the roads should remain open.

The Spring Mount Road Bridge is now complete and open to all traffic.  This bridge connects Schwenksville Road to Main Street in Spring Mount PA.  The bridge is now two lanes and has a third lane strictly dedicated to users of the Perkiomen Trail.

STILL UNDER CONSTRUCTION:

The Morris Road/PA Turnpike Reconstruction Project is still being worked on.  It is being managed by the PA Turnpike Commission and not Upper Gwynedd Township.  It is to be determined when the Morris Road Bridge over the Northeast Extension of the turnpike will be reopened.  Expansion of the Northeast Extension and the Lansdale interchange will continue after the bridge work is complete.

The 202 Parkway (commonly known as the 202 Bypass) is under construction and set to be open to vehicular traffic by mid-2012.  Residents of Montgomery and Bucks Counties will have to bear with the construction detours for a while longer as the PA Department of Transportation (PennDOT) completes this 9-mile stretch of roadway.

The Sumneytown Pike/Route 309 Connector Road is currently under construction and set to be complete by August 2013.  This project is also being managed by the PA Department of Transportation (PennDOT).

Where is Home for the Holidays? A Kodak Moment

Scott's mom, Elke grew up in Hamburg, Germany.  She and her family literally escaped to America in the middle of WWII when she was fourteen years old.  Elke still has relatives in Hamburg.

This picture was taken on December 23, 2005.  Elke and her husband Ron were traveling from their home in Florida to Germany to see the relatives in Hamburg that she hadn't seen in years.  Elke was so anxious to get home to Germany but also upset to miss Christmas with her family in Pennsylvania which includes Scott, myself and our two children and Scott's sister Elinda and her twin boys.

We knew that Elke and Ron had a three hour layover in Newark, NJ in route from Florida to Europe.  Newark for us is a 1.5 hour drive.  So as a complete surprise, we all drove together to Newark and stood at the end of security where Elke and Ron would pass to get from their gate to the international gates.

You can only imagine the surprise on Elke and Ron's faces when they saw us waiting for them.  We brought presents, a picnic lunch and visited for over an hour in the Newark International Airport's terminal before they had to head back through security to catch their next flight.

Sometimes with family, just a moment together for hugs and kisses is all you need to make your holidays happier.  Our one hour together was so worth the three hours of driving!  Now if only we had a better camera to capture that moment....

The Scott Loper Team at Re/Max Realty Group in Harleysville pays tribute to a fellow agent.  We lost one of our colleagues last night.  Richard Markel was an outstanding agent from our office, Re/Max Realty Group. 

Rich was the kind of agent that you couldn't help but like.  He was a straight talker, smart, honest, and dedicated.  He was an expert at going after expired and withdrawn listings and typically carried the highest number of listings of anyone in our office.  Rich was always happy to help newer agents and never too proud to ask the advice or opinion of other agents.  Scott and I had a lunch or two with Rich to share ideas or get his help on matters of farming neighborhoods or listing presentations.  He never presumed to "know it all" but boy he was a great sounding board.

Being old school, Rich was not the kind of guy to chase down the newest technologies but he did make an honest effort to keep up with technology.  He was never afraid to ask agents what they did with things like Facebook or YouTube.  But he was keen and discerning in what avenues he would travel.  He never felt it was necessary to reinvent the wheel.  I remember spending an afternoon with him once showing him how we did feature sheets on Microsoft Publisher.  I think he kept that same format for a long time.  Rich also liked the newsletter we wrote and sent out, he would buy it from us and send it to his clients.  We always had no worries about it as we would never go after each others clients or listings.  Rich was a guy you could trust.

Knowing Rich personally, he was a true gentleman with a fun sense of humor.  He would get a gleam in his eye and smile when he would tell a story or ask about things like your kids or your plans for the weekend.  He was so charming!

You will be missed!  God Bless!

Our AR Blog Turned Us Into Meat Processors

I got a call today asking, "Do you guys render deer meat?"

Huh?  "We sell real estate, we do not render deer meat," was my response. 

"But I found you on the Internet, it says you do meat processing," the caller insisted.

"Well, we will check into that but unfortunately we can't help you.  Sounds like you had a successful outing this weekend, but maybe you should try Freddy Hill or Alderfers."

"Okay, thanks," and they hung up.  Geez, and I never got a chance to ask them if they are looking to move... 

 

Turns out if you Google "meat processing lansdale pa" our blog does come up as #2 on the list.  But it is a blog about homes for sale in Lansdale and what type of job opportunities exist in the area.  Hatfield Meats, Alderfer and Leidy Meats, and Moyer Meat Packing all have headquarters and large operations in the area. 

So the blogging does create the Google juice you want but it doesn't mean you will always get the phone call you want.  Next thing you know, the Scott Loper Team will be manufacturing pharmaceuticals right along with Merck, Pfizer and GlaxoSmithKlein.

What Does Your Behavior Say About You?

When it comes to personality types, most people fall into one of the 16 categories or blocks below.  People also generally exhibit two distinct behavior styles.  The most dominant style determines which quadrant they fall into (these are the bottom traits in each block). 

Are you Amiable, Expressive, Analytical or a Driver? 

If you have someone that drives you crazy, most likely they fall well into a different quadrant than you do.  Knowing and understanding the different personality types of your clients can help you to adapt your behavior to better get along with them.

Amiable: Agreeable, dependable, warm, approachable, friendly, well-liked, patient, but cautious, avoid risks, conflicts and confrontations.  They rely on feelings to make decisions.  A good worker or support person.

An Amiable Client will do best with an agent who is amiable or expressive; they are uncomfortable with a driver.  They want you to like them and may not tell you all their true objections.  An objection may be hidden by, "I want to think about it."  You need to move slowly and be precise when reviewing contracts and elements of the sale process.  To win them over, they are looking for a close, personal relationship.  Smile, look for common ground between you, be a good listener, share success stories, and keep your voice low when talking about anything personal such as finances.  Be a confidante.

Expressive: Open, talkative, fun, energetic, emotional, competitive, influential, loyal, but undisciplined, big ideas but lacks follow-through.  They are good at multi-tasking and putting others at ease.  A natural salesman.

An Expressive Client will also do well with Amiable or Expressive agents; they are least likely to get along with an Analytical agent.  For Expressive Clients it is all about the personal relationship, being liked and liking you, and keeping things moving, lively and upbeat.  Letting them talk, idle chit chat, eye contact and asking them questions are all good.  You can more more quickly through contracts because they are not detail oriented; they trust you.  Unless you do something to lose their trust, these clients will always be loyal and recommend you the most to others.  Fun, social activities will help retain them as clients and as a referral source.

Analytical: Likes organization, planning, facts, statistics, logic, stability, security, details and technology, but they will question and challenge you.  All decisions are based on well-researched facts.  A true business professional.

The Analytical Client will take a while to warm up to you.  They need all the information before they can make a decision.  Be prepared for questions on utility costs, zoning, etc.  Listing presentations should be thorough and have a lot of statistics, facts and data.  These clients will have a "prove it" attitude.  They don't have to like you, they will decide on the agent that makes the most logical sense to them.  Don't smile too much or try to win them over; keep it arms-length professional.  Never say "trust me" because they only trust the facts.

Driver:  Goal-oriented, driven, very competitive, assertive, self-starting, ambitious, dominant, but impatient, poor listening skills, and want things done their way.  Decisions are based on logic and results.  An entrepreneur.

A Driver Client is the control freak who is likely to go FSBO.  They grow impatient easily and are the least likely to be loyal to one agent.  They want results fast but tend not to listen well.  It is best to put recommendations in writing but be very concise and to the point.  They can be demanding and expect you to be available at any time.  Like the Analytical Clients, you shouldn't smile too much or try to win them over.  Driver Clients typically won't smile either or give any indication of whether or not they like you.  Because for them, they need to respect you; it doesn't matter if they like you.  Keep your presentations fast, very professional and don't mention anything personal.  They don't care if you have kids, etc.  Don't distract them.  It is about the money, getting a deal, and winning.

Scott took the test and is the Amiable/Driver (lower right quadrant); I took the test and am the Analytical/ Expressive (upper right quadrant).  Talk about opposites!  It is no wonder that between the two of us, we manage to get along with most of our clients.
