Montgomery County PA Market Stats - Housing Inventory

From this chart, it shows that our area has definitely slowed down in terms of units sold since the housing boom of 2005-2007.  From what we see, we believe the inventory of available homes will stay high for the next year or so as home prices hopefully stabilize in 2012-2013.  Foreclosures and short sales still only account for <15% of our market (whereas other areas of the country have numbers closer to 50% and more).  We expect the number distressed sales to remain unchanged in the near future as some layoffs are still occurring in our area and prices are expected to decline further into the early part of 2012.

Montgomery County PA benefits from strong, stable employment in industries such as pharmaceutical, medical, insurance, and light manufacturing with huge business parks and industrial parks throughout the county.  It is the 3rd most populous county in PA (with Philadelphia and Pittsburgh leading in population).  And it ranks #20 in the country in terms of personal income per capita.  It is one of the few counties in the country with a AAA rating from Standard and Poor's.

From this chart, it shows that our area has definitely slowed down in terms of units sold and pended since the housing boom of 2005-2007.  From what we see, we believe more homeowners are opting not to move and instead choosing to postpone the move up (or the move down in the case of the Baby Boomers) when possible/practical.  Many people are simply grateful for the roof they have over their heads right now and don't want to incur higher mortgages/utility bills by making that move to a larger home.  In the case of the people who want to downsize, the loss of equity in their homes has made a move less attractive at the current time.

Adding to the slowdown is a certain level of job uncertainty.  While Montgomery County PA remains a strong employment base, there have been layoffs and a slow down in growth.  Also adding to the slowdown is the tighter restrictions on the availability of mortgage financing and more stringent appraisals.  This has caused a higher level of home purchase contracts to fall through and not make it to settlement.

From this chart, it shows that our area has returned to 2004 price levels.  These are averages for the overall county.  Some pockets of the county have fared better than others, and some areas are in line with 2003 prices.  From what we see, we believe prices will continue to decline somewhat in early 2012 and then hopefully stabilize.  We do not expect any huge price appreciation (or depreciation) in the next few years.
