
From this chart, it shows that our area has definitely slowed down in terms of units sold since the housing boom of 2005-2007. From what we see, we believe the inventory of available homes will stay high for the next year or so as home prices hopefully stabilize in 2012-2013. Foreclosures and short sales still only account for <15% of our market (whereas other areas of the country have numbers closer to 50% and more). We expect the number distressed sales to remain unchanged in the near future as some layoffs are still occurring in our area and prices are expected to decline further into the early part of 2012.
Montgomery County PA benefits from strong, stable employment in industries such as pharmaceutical, medical, insurance, and light manufacturing with huge business parks and industrial parks throughout the county. It is the 3rd most populous county in PA (with Philadelphia and Pittsburgh leading in population). And it ranks #20 in the country in terms of personal income per capita. It is one of the few counties in the country with a AAA rating from Standard and Poor's.
