These highlight the importance of having a qualified HOME inspector check your house BEFORE you buy. Normally, consumers think of a termite or pest inspection as the primary source for finding these types of problems. However, the accurate term for a "pest" inspection is a wood destroying insect inspection. These inspectors are looking for evidence of wood destroying insects such as termites, powder post beetles and carpenter ants, not rats or spiders or growths such as fungus or mold. You need a home inspector for that job.
So buyers beware and attend your home inspections. Ask questions and look around carefully, so you don't have to deal with any unwanted inhabitants of your new home.
