Buyers frequently ask: When buying a home what types of inspections do you recommend?
In our experience, most prospective buyers are not knowledgeable enough to identify many problem areas in a home. A small investment now may save you substantially in the future and also give you peace of mind in knowing that you are buying "a good home." There are the following types of inspections:
General Home Inspection: Probably the most important, a good home inspector has an excellent knowledge of homes and how they operate. He/she can advise you on many matters from finding safety issues and material defects, advice on needed repairs, and routine maintenance. While the inspector may not be an expert in a particular area, he/she will be able to determine if a problem exists and requires further evaluation by an specialist. General home inspectors will look at the condition of the following areas of a home:
Structural Integrity: foundation, cracks, roof trusses
Electrical: code compliance, GFCI outlet placement, grounding, unprotected or frayed wires
Plumbing and HVAC: plumbing fixtures, hot water heater, heating and cooling systems, built-in appliances, evidence of leaks
Exterior: roof, chimneys, gutters, downspouts, grading and drainage, evidence of water penetration, exterior components (garage, shed, deck, patio, driveway, sidewalks, steps)
Well Water and Septic: If private well and/or septic, testing the quality of the water and the condition of the septic system is highly recommended.
Environmental Hazards: Radon testing and an inspection for the presence of wood destroying insects are typically recommended. However, many buyers only test for mold or lead based paint if the home inspector finds evidence of these being an issue.
Pool: Inspections are typically recommended, but can only be done when the pool is open.
