A few years ago, it would have seemed impossible to find a decent home in our area for under $200,000. But today is a new day and housing has never been more affordable in the North Penn area of Montgomery County PA when you consider the current housing values and the ultra-low interest rates available to homebuyers.
You’ve been hearing how home prices have fallen and may be wondering how low prices really are these days. They may be as low as they get. There are truly bargains to be had in this current real estate climate. Some come with a bit of extra work, but none-the-less priced accordingly. Others are “short sales”. A short sale is a situation where the bank that holds the note or mortgage is willing to accept less than what is owed on that mortgage, hence “short of what is owed”. Sometimes there is more than one bank involved because the homeowner or borrower has two (or more) mortgages on the property.
Right here in our area towns, there are many homes priced under $200,000. They are all types and styles of homes: a few single homes and the majority being townhomes, row homes, twins and condominiums. Here’s a snap shot that may make you think its time to buy, whether it be your first home or an investment property that you could then rent for additional income.
In the Borough of Lansdale:
· There are 44 homes actively on the market under $200,000. Twelve of those homes are short sales ranging in price from $194,900 for a 3 bedroom single home to $114,000 for a twin home.
In Montgomery Township:
· There are 25 homes on the market under $200,000. Five of those are short sales ranging from $159,900 for a 3 bedroom townhome to $199,800 for a 4 bedroom single home.
In Towamencin Township:
· There are 29 homes for sale under $200,000, most being condos or townhomes. One of these is a short sale priced at $132,000.
In Hatfield Township:
· There are 8 homes for sale under $200,000. Only one of those 8 is a short sale property.
In Hatfield Borough:
· There is one home for under $200K and it is a short sale, listed at $175,000.
In Upper Gwynedd Township:
· There are 18 homes for sale under $200,000. One of these is a short sale: a single home with 2 bedrooms for $159,900.
